Selling your home yourself.
“Hey. I can do this myself,” you’re thinking. “Why should I pay all that money to a real estate agent?” Okay. So you plunk a “For Sale By Owner” sign in your yard. Maybe you throw something on Craigslist or other public internet media advertising your home. A few questions for you: How do you know the “buyer” approaching your door is qualified to purchase your home? Better yet, what criteria are you using to determine your home price? Finally, what do you know about title, taxes, escrow, insurance, contingencies, and addendums, just to name a few?
Hiring a real estate agent provides sellers with confidence that A) They have used professional and proven criteria to determine your home’s fair market value and selling price. B) They bring qualified buyers to your home. C) They will be with you every step of the way through close of escrow.
Pricing your home too high.
We talk a lot about fair market value, and there is a reason for it. No matter what you’ve done to update your home, or how much you think it’s worth, its price should still be based on what the current market will bear. Pricing your home at (or even slightly below) the most recent comparably priced property will insure buyers will come through your door. Remember, the list price is only an asking price. You can always counter or reject any perceived lowball offers.
Limiting access to your listing.
It’s understandable that it can be a hassle to have buyers coming through your door, sometimes with very little notice. Even still, these are buyers who have been qualified by their agent who are looking for a home like yours in their desired price range. Limiting access makes it difficult for agents to schedule showings and, in many cases, they will pass your home by. Consider allowing us to add a secure lockbox to your home.
